A water heater is the one appliance nobody thinks about until the shower runs cold or the floor is wet. By then the decision feels urgent, which is exactly when people get sold a unit they did not need.
We check the age, the anode, the valve and the venting before we quote anything. Sometimes the answer is a part. Sometimes the tank is fourteen years old and every dollar you spend on it is rent.

Repair it. Elements, thermostats and gas valves are ordinary wear items and the tank has plenty of life left.

Over twelve years, or leaking from the body
Replace it. A tank leaking from the shell is not repairable, and a heater that old will fail again inside the year.

Somewhere in the middle
We show you the anode rod. Its condition tells you more about the remaining life of that tank than the date sticker does.

Thinking about tankless
Worth it in some houses, a poor investment in others. It depends on gas line size, venting runs and how many showers run at once. We will run the numbers rather than sell you the upgrade.
How this is priced
Diagnosis is a flat fee that comes off the job if you go ahead. Replacements are quoted as one number including the unit, the fittings, the permit, haul-away of the old tank and the code items — not a headline price with six lines added later.
