The expensive part of a hidden leak is rarely the pipe. It is the four exploratory holes somebody cut in your ceiling looking for it.
We locate first — acoustically, thermally, with pressure testing — and cut once. Then we patch what we opened, because leaving a hole in your wall is not a finished job.

We work to one standard on leak jobs: the smallest opening that lets us do a proper repair.

Locate before we cut
Acoustic listening, thermal imaging and line pressure isolation. Cutting drywall to search is a last resort, not a first step.

One opening where possible
If we need to open more than one place, you hear about it before it happens and you hear why.

Repair, not patch
Where a section of line has failed from age or corrosion, we say so. Splicing a fitting into pipe that is failing everywhere just moves the next leak six feet along.

Closed up when we leave
Drywall patched and ready for paint. If the opening is somewhere that needs a finish carpenter, we will tell you that up front.
How this is priced
Detection is quoted as its own flat fee so you are never paying an open-ended hourly rate for someone hunting around your house. The repair is quoted separately once we know what we are repairing.

Very likely. Turn everything off in the house and watch the meter. If it moves, water is going somewhere. Toilet flappers and irrigation lines are the two most common culprits and both are cheap to fix.
We patch what we open, taped and ready for paint. We do not paint or texture-match — that is a decorator’s job and we would rather say so than do it badly.
Sometimes, by rerouting the line overhead instead. It depends on the layout and it is not always the cheaper option. We will price both.
